Over the past month the median price in rural properties have increased to $415,000, up 4%.

The figures come from the Real Estate Institute of New Zealand.

The rise in the lifestyle property median price came despite a fall in sales.

Demand and prices in the South Island are higher than the north.

Farm sales eased somewhat however, with the median price falling slightly to $900,000.
